摘要

From the loan and the borrower factors, this article analysis the impact on the prepayment of housing loans. Study found that: LTV, debt years, the borrower interest rates tolerance, the borrower marital status, etc, have a significant relationship with prepayment act. On the other hand, contact length of the loan, the borrower age and the borrower household income have no significant relationship with prepayment act. After in-depth analysis, article believes that the results in our socio-economic and cultural impact, the borrowers' financial wealth growth rate is Determining factor of the prepayment of t housing loans. On this basis, some advice is given to strengthen the commercial banks service to borrowers.
