摘要

With the aging of the population structure and the miniaturization of the family structure of China, the demand for social services for the elderly is highlighted, so that the development of industry providing social services for the aged is just unfolding. With the continuous increase in the level of economic development and the increasingly fierce market competition, the pressure on preserving and increasing the value of insurance funds is enlarging. Base on the anticipation of huge development potential of Chinese industry providing social services for the aged in the future and the demand to its asset matching its liability, life insurance companies in China enthusiasm for investing in building retirement communities. On the contrary to the enthusiasm of life insurance companies, the sales and the occupancy of retirement communities which have been built in China is not optimistic. How about the demand for retirement community of Chinese consumers? Which factors affect their behavior on consuming the retirement communities? As rational investors, these are the two key problems which should be answered before life insurance companies making their decisions on investing in retirement communities. This paper selected urban residents of 35-65 years old in Wuhan as the investigating object, and research the factors affecting their willingness on consuming retirement communities by using the multiple regression method. Research results show that, the potential market demand of urban residents to the retirement communities is very large indeed, and their gender, income, family status, understanding degree on the retirement communities and whether there have been any relatives or friends who have lived in old-age care institutions impact on their choices in the future significantly. Thus, life insurance companies should position their market niche accurately when they make the decision on investing in retirement communities. And at the same time, improving the affordability of consumers and their cognition of the retirement community are two key factors to stimulate market demand of the retirement community.
